  • Over a 30-year period, William J Langelier has acquired, financed, joint ventured, and structured equity investments in over 150 properties with a valuation in excess of $3 Billion.

  • Through Kipling Partners or individually, Mr. Langelier has acquired, financed, or joint ventured the acquisition of retail, multi-family, commercial, and hotel properties on the East and West coasts in the past 4 years.

  • Founded in 1973 by William J. Langelier, The Langelier Company, Inc. ("TLC") provided joint venture equity capital for developers of over 75 newly constructed and rehabilitated affordable multi-family housing projects. By 1990, TLC had provided more than $200 million of joint venture equity capital for apartment, office, and hotel properties throughout the United States representing nearly 13,000 apartment units and approximately 3 million sq ft of commercial property. Throughout its history, TLC has been owned solely by Mr. Langelier.

  • While still maintaining his participation in multi-family housing properties, in the early 1980s Mr. Langelier also became very active in the joint venture financing of historic rehabilitations. In 1982 he formed an affiliate company, Langelier Historic Properties, Inc., to provide joint venture equity capital specifically for the rehabilitation of historic buildings. During this period, Langelier Historic Properties, Inc. and its affiliates joint ventured the acquisition and rehabilitation of historic properties representing over $400M in total capitalization.

  • In the 1980s Mr. Langelier began acquiring more real estate with the acquisition of Blue Hills Office Park, a 275,000 square foot office building in the Boston area, 77 North Washington St in Boston, and The Chatham Bars Inn, a 200-room 80-acre oceanfront resort property on Cape Cod.

  • In 2001, Mr. Langelier co-founded Kipling Partners, LLC with Richard E. Hake, and has served as co-managing member since its inception. Kipling Partners is a real estate co-investment firm focused on income-producing properties. Kipling Partners is actively pursuing many aspects of real estate, including the acquisition and rehabilitation of existing projects, investing in a variety of product types including multi-family residential, office, commercial, hotels, and retail. Kipling Partners' philosophy is to co-invest the personal funds of its principals. Kipling Partners is composed of two principal members: William Langelier and Richard Hake. Collectively, Mr. Langelier and Mr. Hake have more than 45 years of direct real estate experience. Kipling Partners and its principals and affiliates have participated in real estate ventures totaling more than 4,000,000 sqft of office space, 15,000 apartment units, and several hotel properties.

  • Mr. Langelier holds a Bachelor of Science degree in Economics from Villanova University.

  • Member of the Urban Land Institute (ULI), Past Director of the National Leased Housing Association, Past President of the Ad Hoc Coalition of Low and Moderate Income Housing, presented testimony before the House Ways and Means Committee and the Senate Finance Committee, and guest speaker on housing at Harvard School of Government and Northeastern University.
