Kipling Partners, LLC is a real estate firm of experienced professionals who possess significant expertise in successful investing in income-producing properties. Targeted investments include a diverse range of property types, including apartments, retail, industrial, hotel, and office properties. The Principals of Kipling Partners each have between 20 to 35 years of experience in real estate that encompasses acquiring, developing, investing, financing, and disposing of properties. Since 1973, we have participated in over 150 real estate ventures with a value of over $3 billion.
Kipling Partners' goal is to acquire properties that produce stable, tax-deferred cash flows and steady capital appreciation over a 5 to 10 year holding period. On certain transactions that require repositioning, rehabilitation, and enhancement of properties, lower initial cash flows may result; after repositioning and stabilization, these properties are expected to produce excellent cash flows and capital appreciation. Because our focus is to maximize after-tax returns, Kipling Partners, when appropriate, often prefers to refinance and hold a property and return our investor's equity capital in a tax-efficient manner, rather than selling it and creating a taxable event.
We are dedicated to a disciplined approach to real estate investing, and generally take a long-term investment view when warranted by market conditions. Kipling Partner's philosophy incorporates prudent underwriting assumptions and debt levels, allowing our co-investors to benefit from long-term improving tax-deferred cash flow.
